FULL SPECTRUM Custom Home Building

Our full spectrum residential building design service provides custom home design and construction documents for new construction, remodels, plan changes, plan maintenance and consulting for construction. We also provide site analysis, cost estimates and energy calculations. 

We believe in efficient, non-excessive, functional and naturally beautiful homes. Creating outdoor spaces and bringing the outdoors in. We believe the design process to be a team effort maintaining close relationships with our clients to understand all aspects of their needs, limitations, desires and styles.

WHOLE HOUSE Remodel

Too often, we spend years with a home that doesn’t fit our lives anymore. Whole house remodels can be the perfect solution if you love your location and neighborhood but simply need a house that looks and functions better for you. A whole house remodel allows you to customize every aspect of your home so it’s exactly how you want it. It is basically taking the home down to the shell or studs and rebuilding from there.

However, not all whole house remodels go so far to be considered a gut renovation. You’ve probably seen examples of this on TV with the many home flipping, remodeling, and renovation shows out there. Typically, when they do a gut renovation, they take out just about everything and the home becomes a blank slate..

ADDITIONS & CONVERSIONS

Too often, we spend years with a home that doesn’t fit our lives anymore. Whether that’s because of a growing family, the kids moving out, or preparing for retirement, there’s probably a few thing you’d like to change about your home.

If your home doesn’t have the functionality you need, an addition or conversion might be the solution you’re looking for. From exterior work like new decks and patios, to garage conversions or entire additions, your new space will look like it was meant to be there. Mother-in-law suites, guest-houses, finished basements, sun and mud rooms, or even above garage ADUs are all possible.

MAJOR Interior & Exterior IMPROVEMENT

Physical changes to a lodging establishment, including the replacement or upgrading of major systems, which extends the useful life. Examples include, demolition of the interior or exterior of a building, including the removal and subsequent replacement of electrical, plumbing, heating, ventilating and air conditioning systems, fixed equipment and interior walls and partitions (whether fixed or moveable).

Replacement of broken, dated or worn equipment/items, including individual air conditioning units, bathroom tile, shower stalls that do not require any additional or new plumbing, electrical, etc. shall not be considered a major renovation.

Kitchen, Bathroom, Master Suite & Great ROOM RENOVATIONS

While a remodel is changing the form of something. Example: Adding a new shower to an existing bathroom. The renovation focuses more on restoring something into good repair.

ACCESSORY Dwelling Units (ADU)

An accessory dwelling unit ( ADU ) is a legal and regulatory term for a secondary house or apartment that shares the building lot of a larger, primary home. The unit cannot be bought or sold separately, but they are often used to provide additional income through rent or to house a family member. 

OUTDOOR Spaces

Outdoor spaces extend the usable living areas of the home. Sometimes they are adjacent to the home itself as in a covered patio. Sometimes the landscape
elements that define an outdoor room are fully detached and separate from the
residence and have their own roof structure.

ACCESSIBLE Design

Accessible Design. Accessible design is a design process in which the needs of people with disabilities are specifically considered. Accessibility sometimes refers to the characteristic that products, services, and facilities can be independently used by people with a variety of disabilities.
